There are a number of site specific or area based constraints which are taken into account in determining planning applications. Information regarding some of these planning constraints and links to further information can be obtained by using the links below:
Flood Risk
Some parts of Wychavon District are at risk from flooding.
To find out if a property or site is at risk from flooding please follow this link and enter the address details.
For sites within a flood zone the advice of the Environment Agency will be taken into account in the consideration of any application. The Environment Agency have issued standing advice to allow Local Planning Authorities to make decisions on planning applications where flood risk is low without the need to directly consult them. The Standing Advice also identifies those cases where consultation with the Environment Agency will take place.
In considering any planning application in a flood risk zone regard will also be had
- to policies ENV 17 & 18 in the Adopted Wychavon District Local Plan,
- the Worcestershire Structure Plan, in particular policy ·CTC8
- the West Midland Regional Spatial Strategy and
- national guidance in Planning Policy Statement 25: Development and Flood Risk

Areas of Outstanding Natural Beauty (AONB)
Parts of the south east of Wychavon District Council fall within the Cotswold AONB, including Bredon Hill and the Cotswold Escarpment. The landscape of the Cotswold AONB is distinctive and scenically attractive.
You can find out whether your property or site lies within the Cotswold AONB by using the Council's Local Plan maps
Proposals for development within the AONB will be assessed to ensure that they do not adversely affect, but conserve and where appropriate enhance the character, special qualities and appearance of the Cotswold AONB.
Planning applications will be determined against policies in:
- the Adopted Wychavon District Local Plan and in particular policy ENV2
- Worcestershire County Structure Plan, in particular CTC.3

Town and Country Planning Order
Articles 3 and 4
Article 3 of the Town and Country Planning (General Permitted Development) Order 1995 provides for certain developments (set out in accordance with the schedules) to be carried out without the need for planning permission.
Article 4 of the Order also allows councils to remove these rights to carry out certain works without the need for planning permission over certain areas (typically Conservation Areas) by making a direction.
Wychavon District Council has not made any Article 3 Orders however there are a number of Article 4 directions.
